Rural property surveyors, also known as agricultural surveyors, advise on the use, value, sale, purchase, management, planning and development of land and rural property. They may act as consultants, for instance to local authorities, or be contracted to manage several private estates.

Land agents (known as factors in Scotland) fulfil a similar role. Farm and estate management is a key function. Managers supervise the day-to-day running of a farm, plan crop rotations, buy and sell livestock, maintain accounts and produce financial projections, deal with grant and subsidy applications, and advise on legal matters. They also negotiate land access for companies involved in the construction of distribution networks, such as power and water.

Rural property surveyors carry out valuations of property, machinery, crops and livestock for purchase and sale, and for insurance, taxation, compulsory acquisitions and compensation purposes. They arrange auctions of farm property and set up and organise all stages of an auction - valuing goods, preparing catalogues, event promotion and conducting sales.

Working with other professionals, surveyors may be involved in the digital mapping of landscapes on projects such as estate restoration or the creation of wildlife conservation areas.

Diversification is increasingly important in the rural economy and surveyors play an important role in advising on the development of land use, particularly in the fields of leisure, conservation and specialised food production, and the impact of European directives on land use.

Hours and Environment

Working hours vary depending on the day's tasks. If based in the office, hours are usually 9am to 5pm. Much of the time is spent visiting clients on farms or estates, which can mean early starts and late finishes, as clients may be spread over a wide area. Travel to auctions and meetings will also be required, so a driving licence will be useful.

Skills and Interests

Rural property surveyors should:

  • have good analytical skills
  • have good IT skills, particularly for mapping projects
  • be able to assess the economic viability of different land uses, crops and animal breeds
  • have excellent communication skills for dealing with people at all levels
  • be diplomatic, with good negotiating skills
  • be able to analyse and present statistical information
  • be able to manage projects
  • keep up to date with changes in UK and EU agricultural and land-use regulations.

Entry

Experience of working on the land in some capacity is usually required. This may be through a training course placement or through job experience, for instance farming or conservation work.

Although there are no set minimum qualifications for entry to this work, most entrants have at least A levels/H grades, equivalent or higher, such as a foundation degree, BTEC HND, degree or postgraduate qualification. Relevant subjects include surveying, estate management, countryside or land management, forestry, rural development and agriculture.

For a degree course the minimum entry requirements are five GCSEs (A-C)/S grades (1-3) and two A levels/three H grades. For a HND the requirement is four GCSEs (A-C)/S grades (1-3) plus one A level/two H grades, or equivalent.

An Access to Higher Education qualification may also be accepted for entry to certain courses. Please check with colleges or universities for exact entry requirements.

For postgraduates in any discipline, you can undertake the College of Estate Management's (CEM) Postgraduate Diploma in Surveying by distance learning. In order to enrol on the programme, you must be in relevant employment or have access to a work placement. See CEM website for more details.

Training

Once employed, training continues on the job. Rural property surveyors may work towards NVQ/SVQ Level 4 in Property Management or Valuation.

The Royal Institution of Chartered Surveyors offers the Assessment of Professional Competence (APC) scheme, which leads to chartered status and professional membership of the organisation.

If you have a RICS-accredited degree/postgraduate qualification and are in relevant employment, you may be eligible to register for the APC scheme. You complete the APC by undertaking at least two years’ on-the-job training; keeping a work diary and a record of practical training; giving a presentation; and passing an interview.

If working in surveying and holding a minimum of a relevant HNC/HND or equivalent qualification, you may be eligible to register for the Assessment of Technical Competence (ATC) scheme operated by RICS. As with the APC, the scheme normally takes a minimum of two years with an interim assessment at 12 months and leads to Technical Surveyor (TechRICS) status.

The CAAV offers a variety of membership levels for professionals and students, and has examinations covering areas such as agricultural policy and EU regulations, diversification, environmental issues, tenancy law, taxation and dispute resolution. Contact CAAV for details.

Opportunities

Opportunities are excellent, as there is such a diverse range of specialisms undertaken by rural surveyors. Many work as consultants in private practice, advising clients like tenant farmers, smallholders, local authorities, government departments, lending institutions, insurance companies, or individual purchasers. A smaller number are employed exclusively to manage country estates.

Others act as land agents/factors, and are employed by individual landowners, public authorities or other land owning organisations such as the National Trust and national parks.

Annual Income

Figures are intended as a guideline only.

New entrants can earn between £20,000 and £23,000 a year.
Experienced surveyors earn between £24,500 and £33,000.
Senior surveyors can earn over £35,000 a year.
