quantity surveyor

Quantity surveyors are concerned with calculating the costs of a building project before and during construction. They work for clients or building contractors on a wide range of jobs, including:
 
  • new build developments
  • refurbishment schemes
  • building renovation
  • building conservation.
Quantity surveyors study plans drawn up by an architect or engineer and calculate the types and quantities of materials required, and the cost of time and labour. Their remit can also include advising the client on which materials or features may be more cost effective in the longer term. The results are itemised into a ‘bill of quantities’ which building contractors use as a basis for estimating costs.
 
Dealing with tenders from contractors and advising clients on legal and contractual matters are important aspects of the job. Surveyors also monitor the progress of a job once building work has started to ensure that costs are within agreed limits, that construction phases are on schedule and completed to the standard required.
 
There is extensive use of computer software for calculations, record keeping, preparing work schedules and report writing. They also carry out feasibility studies to see if construction can be done within the available budget. Depending on the size of the job, quantity surveyors can deal with budgets which run into millions of pounds, so it is essential that they are financially astute.

Hours and Environment

Quantity surveyors work Monday to Friday, 9am to 5pm, although some overtime may be required during evenings and weekends.
 
The work is a combination of office-based duties and site visits. A driving licence is usually required.

Skills and Interests

To be a quantity surveyor you should:

  • have a sound knowledge of building construction techniques and materials
  • have budget management skills
  • have good IT skills and an aptitude for maths
  • have a methodical approach to work
  • be well organised
  • understand Building Regulations and other relevant legal guidelines
  • have excellent communication and negotiating skills
  • be able to work as part of a team.

Entry

There are no set minimum qualifications for entry to quantity surveying. Most entrants have a minimum of A levels, H grades or similar. To become a qualified quantity surveyor you will usually need a foundation degree, BTEC HNC/HND, degree or postgraduate qualification. Relevant subject areas include:
  • surveying
  • construction
  • civil engineering
  • structural engineering.
These are widely available at colleges and universities throughout the country.
 
Entry requirements for a HNC/HND are four GCSEs (A-C)/S grades (1-3) plus one A level/two Highers. To get on to a degree course you need at least two A levels/three Highers and five GCSEs (A-C)/S grades (1-3). Equivalent qualifications may be accepted.

An Access to Higher Education qualification may also be accepted for entry to certain courses. Please check with colleges or universities for exact entry requirements.

Training

Quantity surveyor can fully qualify by completing training through the Chartered Institute of Building's (CIOB) Faculty for Architecture and Surveying or the Royal Institution of Chartered Surveyors (RICS).
 
CIOB candidates need to hold an accredited honours degree. After obtaining the degree, graduates have to obtain two years' relevant experience. Those with a higher national certificate or diploma may join as associate members and upgrade to corporate membership through further study.
 
RICS offers several ways to qualify. All involve studying for a qualification accredited by RICS, followed by completion of their Assessment of Professional Competence. Routes to qualification are through an accredited degree or postgraduate qualification, or by obtaining the College of Estate Management’s (CEM) Postgraduate Diploma in Surveying.

Opportunities

Demand for quantity surveyors is good, although this depends very much on the economic climate and the state of the commercial, housing and industrial property market.

Opportunities for employment exist within local authority or government departments, private practice, building contractors, property companies or commercial organisations both in the UK and abroad.

There may also be openings for consultancy work and self-employment. Career progression can lead to senior management positions.

Annual Income

Figures are intended as a guideline only.

Starting salaries are between £18,000 and £22,000.
With experience this rises to between £25,000 and £33,000.
Senior surveyors can earn upwards of £35,000 a year.
